Background: This home features the work of a true craftsman inside an out. The outside has four large decks each with ornate trim, railings, posts, and beams. Dozens of spanning windows and painted doors with glass panes allow plenty of natural light to reach into every nook of each of the three stories. The inside of the home opens up on the inside with common spaces featuring custom woodwork lining every ceiling and natural wood floor. All of this is broken up with custom tile work, built-in custom cabinetry, and special craftsman touches. The home hadn't seen a fresh paint job in decades so we pulled out all the stops to properly refresh the home inside and out.

Process: Even with the exceptional build quality here, we still saw a considerable amount of problem areas that needed to be addressed primarily on the exterior before painting. All of the railings clearly held snow at the bases over the winter causing the paint lower down to chip and peel. Many of the lower parts of the trim and siding on the bigger and more exposed walls were breaking down and losing its waterproofing quality. Nearly every base of each window frame was cracked and showing minor water damage on the surface. Finally two of the four decks had been previously coated with solid-body stain and were showing standard wear in high-traffic areas. We scraped the peeling pieces, rough sanded, and primed all of these areas that were showing wear. We follow this process on every paint project to stop these problems from getting worse and over time causing damage to the home. The color selection process for each color used on the inside and outside included many iterations and involved both homeowners and the property manager. In the end, we were glad that we took our time and utilized all our resources and color selection techniques because our homeowners were very pleased with the final results.
